Industrial Commercial Properties (ICP) is a leading commercial development company based in  Mayfield Heights, Ohio. ICP is seeking a Vice President of Finance, interested in working with the finance and executive team on a fast-growing commercial real estate portfolio. Under the direction and supervision of the Senior Vice President of Accounting, this position will be intricately involved in all aspects of financing commercial properties, including industrial, office, retail and vacant land. This position will act as a conduit between lenders and the internal team. This position requires superior communication skills, confidentiality and multitasking ability. Some travel is required. 

DUTIES AND RESPONSIBILITIES: 

  • Assist the finance department in developing and executing on the financial strategy of the organization, with a focus on optimizing banking relationships and facilitating loan transactions to support its long-term growth and sustainability.
  • Cultivate and maintain strong relationships with financial institutions, negotiating favorable terms, and ensuring access to necessary financial resources.
  • Oversee the process of securing loans, including negotiation, due diligence, documentation, and closing, to meet the organization’s financial needs.
  • Participate in the budgeting and forecasting processes, ensuring alignment with organizational goals and objectives.
  • Provide in-depth financial analysis, including variance analysis and performance metrics, to guide decision-making.
  • Identify financial risks and implement strategies to mitigate them with a focus on loan-related risks.
  • Assist in the preparation of accurate and timely financial statements, reports, and presentations for internal and external stakeholders.
  • Ensure compliance with all financial and accounting regulations, including loan agreements and covenants.
  • Assist in managing the organization’s capital structure, including debt and equity financing, to optimize the cost of capital, with a focus on loan-related financing.
  • Provide financial recommendations to senior management, including investment opportunities, cost reduction strategies, and business development initiatives, with consideration of loan-related strategies.
  • Develops finance organizational strategies by contributing financial and accounting information, analysis, and recommendations to strategic thinking and direction; establishing functional objectives in line with organizational objectives.
  • Establishes finance operational strategies by evaluating trends; establishing critical measurements; determining production, productivity, quality, and customer-service strategies; designing systems; accumulating resources; resolving problems; implementing change.
  • Develops organization prospects by studying economic trends and revenue opportunities; projecting acquisition and expansion prospects; analyzing organization operations; identifying opportunities for improvement, cost reduction, and systems enhancement; accumulating capital to fund expansion.
  • Develops financial strategies by forecasting capital, facilities, and staff requirements; identifying monetary resources; developing action plans.
  • Monitors financial performance by measuring and analyzing results; initiating corrective actions; minimizing the impact of variances.
  • Maximizes return on invested funds by identifying investment opportunities; maintaining relationships with the investment and lending community.
  • Reports financial status by developing forecasts; reporting results; analyzing variances; developing improvements.
  • Updates job knowledge by remaining aware of new regulations; participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
  • Accomplishes finance and organization mission by completing related results as needed.

REQUIREMENTS AND SKILLS: 

  • Minimum seven years of experience in Commercial Real Estate finance
  • Bachelor’s degree in finance, accounting or a related filed. Masters degree preferred.
  • Strong business acumen
  • Strong knowledge of financial regulations, reporting, and best practices, particularly as they relate to loans and banking relationships.
  • Highly organized with the ability to manage multiple transactions
  • Advanced capabilities for reporting, analyzing, and presenting financial data related to transactions
  • Ability to understand and explain complex deal structures
  • Ability to research and interpret market conditions
  • Excellent written and verbal communication skills
  • Strong presentation skills
  • Proficiency in MS Office (Teams, Word, Excel and MS Outlook and CoStar)

Industrial Commercial Properties (ICP) is a leading commercial development company based in Mayfield Heights, Ohio. ICP is seeking a Director of Architecture and Design who is interested in working on a fast-growing commercial real estate portfolio. 

Under the direction and supervision of the Senior Director – Engineering, the Director of Architecture and Design will play a crucial role in the development process to ensure projects are completed on time and within budget. This position will act as the conduit between our development and construction teams to ensure successful project execution while contributing to the overall success of our organization.

Duties and Responsibilities 

  • Develop and communicate the architectural vision and design direction for each project, aligning with the company’s objectives and client requirements. 
  • Use structured problem-solving skills to develop strategies and designs that improve the quality and efficiencies for the end-user. 
  • Analyze and plan workforce utilization, space requirements, workflow, and design layout of equipment and workspace for maximum efficiency.
  • Assist end-users with planning the manufacturing, site, office, warehouse/logistics layout needed to create, modify, assemble and test in a safe, efficient, and ergonomically sound way. 
  • Collaborate with internal and external stakeholders, including development, leasing, and construction teams, to integrate architectural and design considerations into project planning and execution on timely completion of deliverables.
  • Oversee the preparation and review of architectural drawings, specifications, construction documents, 3D models and renderings ensuring accuracy, compliance, and alignment with regulatory requirements.
  • Conduct site visits and inspections to monitor project progress, address any issues or challenges, and ensure adherence to design intent and quality standards, as needed.
  • Stay updated on industry trends, best practices, and emerging technologies in architecture and design, integrating relevant innovations into project strategies and solutions.
  • Cultivate strong relationships with clients, consultants, and industry partners, fostering a reputation for excellence and reliability in architectural and design services. 

Qualifications 

  • Bachelor’s or Master’s degree in Architecture, Design, or related field. 
  • Licensed Architect preferred. 
  • Minimum of 5 years of experience in architectural design and project management, with a focus on commercial and industrial real estate projects. 
  • Proven track record of successfully leading and delivering complex architectural projects from concept to completion. 
  • Strong proficiency in architectural design software, such as AutoCAD, Revit, SketchUp, and Adobe Creative Suite. 
  • Excellent leadership, communication, and interpersonal skills, with the ability to inspire and motivate cross-functional teams. 
  • Demonstrated ability to manage multiple projects simultaneously, prioritize tasks effectively, and 
  • meet tight deadlines. 
  • Strategic thinker with a creative mindset, capable of generating innovative design solutions that address client needs and market trends.
